A ‘wonderfully spacious’ guest house in the heart of the Lake District has joined the market after 24 years of trade.
Lakes Lodge Bed and Breakfast, in the centre of Windermere, is looking for new owners.
The small, family-run accommodation is being marketed by Colliers and is listed with an asking price of £760,000.
This ‘long established’ guesthouse boasts a ‘prime trading location’ within convenient distance of shops, the railway station and a good variety of restaurants.
The building is over 150 years old and was originally built as a bank during the Victorian rail network boom.
Dating back to 1860, the property was later converted into a youth hostel before it was reconfigured as a guest house in 1996.
Bought by the present owners in 2000, the guest house has been ‘significantly upgraded’ throughout their ownership.
The estate agent said: “Hand in hand with these improvements, they have created a modern website and enjoyed their many years at Lakes Lodge, which they have chosen to operate on a low-key B&B basis. Having enjoyed a most enjoyable lifestyle, they are now looking to retire.”
Guests are welcomed inside through an entrance vestibule, which leads to a hallway. As well as a breakfast room, there is an office and reception counter, and a downstairs WC.
There is also a kitchen with a range of commercial appliances, as well as a linen store and utility room.
Lakes Lodge boasts ten letting bedrooms, each with an ensuite shower room, including two double rooms, three twin rooms, three single rooms and two family rooms.
The property also features a ‘really spacious’ apartment for the resident owners, which includes a large lounge with a dormer window and a feature beamed ceiling.
The owners accommodation also offers a kitchen area with a range of modern fitted units, two good size bedrooms and a three piece bathroom suite.
Outside, there is an area for car parking, plus an outbuilding.
This ‘traditional’ stone building occupies a ‘beautiful ‘part of the country, a short distance from Windermere and the ‘glorious’ woodlands and fells which draw ‘many thousands’ of tourists every year.
Colliers said: “Lakes Lodge offers an ideal location to enjoy the surrounding area, so loved by the poets – Wordsworth and Southey – as well as being so much loved by Beatrix Potter.”
